Know what you're looking at

Almost every garage door problem comes down to one of nine parts. Pick one to see what goes wrong with it, what that looks like from your driveway, and what we do about it.

Opener

What you noticeThe motor runs but the door doesn't move. Or the remote quit, the keypad quit, and the whole thing rattles like it's coming off the ceiling.

What we doMost openers can be repaired. When one is genuinely done, we install a quiet belt drive and set up your remotes and keypad before we leave.

Torsion springs

What you noticeA bang from the garage, and now the door won't lift. Or it comes up a foot and stops, feeling twice as heavy as it should.

What we doThe springs carry the entire weight of the door, and they're under enough tension to break bones. We replace them in matched pairs, sized to your door. This is the one job you shouldn't try yourself.

Cables and drums

What you noticeOne side of the door sits higher than the other, or you can see a cable frayed, slack, or hanging off its drum.

What we doWe re-seat or replace the cable, reset the drums, and rebalance the door so it runs level again.

Tracks

What you noticeThe door binds partway up, jumps, or has come out of the track completely. Sometimes you can see the bend from the driveway.

What we doWe get the door back in the track, straighten or replace the bent section, and check the alignment top to bottom so it doesn't happen again.

Rollers

What you noticeGrinding, squealing, or a door that shudders on the way up. Usually worst first thing in the morning.

What we doSteel rollers wear out and get loud, then they start to bind. Swapping them for nylon rollers is one of the cheapest upgrades there is, and it's the difference between waking the house up and not.

Hinges

What you noticeCreaking at the joints between panels, or cracks spreading in the metal around a hinge.

What we doHinges take the load every time the door bends. We replace the worn ones and reinforce the panel where the metal has started to fatigue.

Panels

What you noticeDents, cracks, or rust. It's usually the bottom panel, because that's the one that meets the bumper.

What we doA single damaged panel can often be swapped out instead of replacing the whole door. We'll tell you which one you're actually looking at.

Safety sensors

What you noticeThe door starts down, changes its mind, and goes back up. One of the little lights down by the floor is dark or blinking.

What we doNine times out of ten the eyes have been knocked out of line or something's sitting in the beam. It's a quick fix, and we test the auto-reverse before we go.

Bottom seal

What you noticeDaylight under a closed door. Water after a storm, leaves in the fall, and a garage that runs hot all summer.

What we doA new bottom seal and fresh weather stripping. It keeps the weather out, it keeps the bugs and the field mice out, and it's cheap.

What's it doing?

It won't open at all

UsuallyA broken torsion spring, most of the time. Sometimes a dead opener.

What we doSend a photo of the springs above the door. If one has a visible gap in the coil, that's your answer, and we can usually have it replaced in a single visit.

The opener runs but the door doesn't move

UsuallyThe trolley came disconnected, or the gear inside the opener has stripped.

What we doFirst check whether someone pulled the emergency release cord. If that's not it, we'll open the unit up and tell you whether it's worth a gear kit or a new opener.

It's loud, grinding, or shaking

UsuallyWorn rollers or bearings, plus loose hardware that's been rattling itself looser.

What we doA tune-up covers most of it. We replace the rollers, tighten everything down, and lubricate the parts that are supposed to be lubricated.

It's off track or hanging crooked

UsuallyA cable came off a drum, or the track is bent.

What we doDon't run the opener again. That's how a crooked door becomes a bent door. Send a photo and we'll come put it back.

It starts down, then goes back up

UsuallyThe safety sensors down by the floor are out of alignment, or something's sitting in the beam.

What we doLook for a dark or blinking light on one of the two sensors. Often it's a rake or a bike leaning where it shouldn't be. If the alignment is off, we'll set it and test the auto-reverse before we go.

The remote or keypad quit

UsuallyA dead battery, a keypad that's lost its code, or a receiver that's finally gone.

What we doWe'll reprogram the remotes and keypad and check the receiver. If the opener is old enough that parts are scarce, we'll say so instead of selling you a repair that won't hold.

A panel is dented or cracked

UsuallyA bumper, hail, or years of the bottom panel taking water.

What we doSometimes it's one panel and sometimes the door is done. We'll look and tell you which, and we won't quote you a whole door if you don't need one.
